Company Overview:
Concealed Concept (Pty) Ltd is a bespoke architectural design studio based in Paarl, South Africa. Founded by Mika de Villiers and officially launched in October 2024, the company was born from Mika’s vision to address a growing need for tailored architectural design within the sectional title property industry, while offering a refined blend of technical precision and aesthetic sophistication.
What sets Concealed Concept apart is its unique focus on Exclusive Use Areas (EUAs), and how these are designed, documented, and legally supported — a niche yet critical service for bodies corporate, developers, trustees, and managing agents. With a design-led yet regulation-savvy approach, the company delivers comprehensive services that bridge the gap between law, insurance, and architectural integrity.
Architectural Design as a Collaborative Process:
Mika de Villiers leads the studio with a collaborative philosophy, working closely with clients — and crucially, legal professionals — to create spatial solutions that are both visionary and compliant. With in-depth experience in designing for sectional title schemes, Mika understands that architectural design doesn’t exist in isolation. It must operate within legal boundaries, insurance requirements, and long-term management considerations.
Whether guiding trustees through the approval of a communal area upgrade or producing detailed EUA diagrams for property transfers, Concealed Concept’s work is always grounded in clarity, accuracy, and accountability.
Core Services:
SERVICE 1. Exclusive Use Area (EUA) Design (Key Service)
Concealed Concept specialises in the design and documentation of EUAs within sectional title schemes — such as private gardens, patios, storerooms, or parking bays. These areas, though privately used, are owned by the body corporate and must be clearly defined both visually and legally.
Working in close collaboration with lawyers, conveyancers, and managing agents, Mika prepares layout plans and diagrams that align with the requirements of the Deeds Office, sectional title regulations, and insurance standards. These plans form the backbone of key legal documentation, such as exclusive use schedules and annexures.
Why EUA Plans Matter:
This service is crucial not only for the integrity of property documentation but also for the long-term protection and governance of sectional title schemes. Mika's dual fluency in both design and regulation ensures this work is accurate, functional, and compliant.
Insurance Protection: A properly documented EUA reduces ambiguity in the event of a claim. Without clear layouts, insurers may deny cover due to undefined or incorrectly attributed spaces.
Legal Clarity: Accurate EUA plans minimise disputes among owners, trustees, or buyers by clearly demarcating who is entitled to what.
Compliance & Transfer: When EUAs are sold or transferred, precise diagrams are required by attorneys to lodge with the Deeds Registry.
Value Assurance: Exclusive use rights often impact resale value. Defined areas help buyers and insurers determine worth and risk appropriately.
SERVICE 2. Colour Rendering (External & Internal): Visualisation of building facades and interior palettes assists in scheme approvals, owner buy-in, and unified estate aesthetics.
SERVICE 3. Space Planning & 3D Visualisations: Functional interior layouts and photorealistic renders enhance design approval and communicate proposed changes clearly to stakeholders.
SERVICE 4. Architectural Guidelines: Tailored guidelines help trustees enforce architectural standards across new developments and future alterations.
SERVICE 5. Common Property Design: From entrance lobbies to shared gardens, these spaces are designed for functionality, appeal, and ease of long-term upkeep.
SERVICE 6. Project Management: Mika ensures the smooth delivery of designs through coordination with contractors, suppliers, and legal professionals.
SERVICE 7. Staging for Rent & Sale: Properties are styled and staged for market presentation, increasing attractiveness and accelerating uptake.
SERVICE 8. Upkeep Plans: Long-term maintenance plans tailored for body corporates, helping to manage budgets, preserve aesthetics, and ensure durability.
SERVICE 9. Amenity Design: Custom design of shared facilities such as gyms, meeting areas, or entertainment rooms that elevate the quality of living within the scheme.
SERVICE 10. Architectural Design Documentation
In addition to EUA and sectional title-focused services, Concealed Concept offers comprehensive architectural documentation to support all phases of a project, including

What is your biggest success?
In a remarkably short space of time, Concealed Concept has established itself as an essential service provider within the sectional title industry. Founded with a clear understanding of the sector’s frustrations — especially the delays that often plague decision-making and plan approvals — I filled a critical gap with precision, professionalism, and exceptional turnaround times.
What sets Concealed Concept apart is the ability to translate complex spatial and legal requirements into clear, actionable visuals. Services like 3D visualisations and tailored EUA layouts have transformed the way trustees, body corporates, and legal consultants engage with design. By making design concepts tangible and instantly understandable, Mika has not only improved efficiency but has also accelerated decision-making processes across the board.
Where many professionals in the industry are still waiting on outdated plans or struggling with unclear diagrams, clients of Concealed Concept are moving forward — faster, clearer, and with confidence. It’s rare to see a practice deliver this level of quality and responsiveness so early in its journey, but Concealed Concept is proving that design, regulation, and delivery does not have to be slow or complicated.
What has been your biggest hurdle?
One of the greatest hurdles in launching Concealed Concept was coming to terms with the reality that I was now every part of the company — administrator, social media manager, designer, client liaison, and everything in between. Coming from a structured environment where each person had their defined role, it was a real shift stepping into a space where every responsibility suddenly rested on my shoulders.
The learning curve was steep and at times overwhelming, but it became one of the most valuable growth experiences of my career. Wearing every hat forced me to understand every layer of the business — not just the creative and technical work, but the operations, communication, marketing, and strategy that hold it all together.
This period became an incredible learning school, one that taught me resilience, discipline, and how to refine my systems to be as efficient as the design solutions I offer. It’s helped me shape Concealed Concept into a company that is not only creative but agile, responsive, and deeply informed by real-world needs.
